THE TRAPS TO AVOID IN THE PURCHASE OF A LAND

When acquiring a plot of land, the following steps must be taken:

1. Ensure that the plot of land for sale has a land title;

2. Ensure that the land title is not encumbered with any real rights or charges, this through a certificate of ownership.

3. Know that without the technical file of the plot, there is no act of sale.

4. Know that the deed of sale is only valid if the owner (s) of the plot of land affix (s) his / their signature.

5. Do not have the deed of sale signed by an administrative agent (gendarme, prefect, sub-prefect, commissioner, and village chief, etc.) other than a notary. The notary is the only person having stood for this type of transaction.

6. Only the land title gives irrevocable ownership of land: if you don’t have it, you don’t own it.

7. Do not build in an urban area without having had a building permit.
