THE PARTICIPANTS IN THE CONSTRUCTION PROCESS

The construction of a house is a complex project that requires the collaboration of several professionals, each playing a specific role contributing to the realization of the project. Among these participants, we can mention the owner, the craftsmen, the architect and the SPS (Safety, Health Protection) coordinator, each being responsible for specific aspects such as the structure, the plumbing, the construction plans, and the management of professional risks.
It is understandable that the large number of stakeholders can make it difficult for an individual to find his way around. Here is a description of the main actors involved:
  • Project Owner and Project Manager:
The project owner is the person or entity that initiates the construction project and ensures its financing, often represented by the owner in the case of individual houses. For collective buildings, the project owner can be a developer, a local authority or even the State. The project manager is the professional responsible for designing the building and supervising the work. It can be an architect or a design office, working on behalf of the project owner.
  • The Architect:
The architect’s office includes the architect, who imagines, designs, and draws the plans of the building. He is the first person to contact when you decide to start building. You must tell him your objectives, your needs, and your preferences, so that he can design the building according to your requirements. The engineer verifies the stability and framework of the building based on the architectural plans.
  • Design and control offices:
Several types of technicians are involved in construction. The technical design office (BET) designs the structural plans, the geotechnical (or soil design office) checks the quality of the soil and studies its characteristics, and the technical control office checks that the plans and calculations made by the architect and the project manager comply with the construction standards.
  • Building craftsmen:
Several craftsmen intervene to carry out the various parts of the building. Among them, there are masons, carpenters, plumbers, heating engineers, electricians, etc. Each of them brings their specific skills to make the building functional. In short, these people work together throughout the construction process to complete the project. Their coordination and expertise are essential to ensure the quality and conformity of the construction.
