COSTS RELATING TO THE ACQUISITION OF A LAND

To acquire a plot of land, the buyer incurs costs. These costs come at four stages in the procedure.

1. Costs related to the establishment of the technical file

The sum of money paid allows the surveyor to do the topographic survey and demarcation, to follow the establishment of the technical file with the cadaster service of the locality.

2. The costs linked to the establishment of the town planning certificate

The town planning certificate is drawn up at the town hall or the urban community and this requires a certain expense.

3. Costs related to the purchase itself

This is the purchase price agreed between the seller and the buyer.

4. Costs linked to the notary’s expense report

The costs of the notary are summarized in a document called an expense report. He understands:

  • The fees and emoluments of the notary.
  • The costs of registration fees for the deed of sale, property tax and other taxes attached thereto.

The costs of registration fees for the deed of sale and the property tax are calculated based on the property price of the area where the land is located. “La mercuriale foncière” is a public bulletin drawn up by the tax administration reproducing the price of land in a territory.
